Design and Construction of a Large-Scale Warehouse and Office Building

Vashutinskoye highway, North-West Industrial Area, Khimky, Moscow reg.

The warehouse and office building constructed by ICM consists of 11,000 m² of floor area divided into 6,000 m² of warehouse facilities and 5,000 m² of office, accommodation, operational, service and utility spaces.

The main challenge of the project is the necessity of complete revision of previous project documentation and its adaptation to the Client’s specific requests. It is important, the modifications, detailed design and approvals obtainment was concurrent to construction and installation activity.

New architectural planning allowed enlarging of floor area both of office space and warehouse by 50%, raising warehouse height to provide multilevel storage, which increased the warehouse capacity 4 times. Moreover, the office block rises up to 4 storeys instead of 2 ones, while the number of gates became 6 against 4 previously designed. Original structural solutions ensured higher bearing capacity of the warehouse floor, long span columns grid 18 x 12 m (earlier version 6 x 6 m), and increased their height up to 12.5 m instead of 8 m.

Other work included revision of building services and ground engineering: new approvals for gas supply for inner boiler (previously designed oil-fired), water supply, storm and sanitary sewer system were obtained. The masterplan of the development also was entirely revised.

Successful realization of the work stated above enabled the Client changing the building rating to “В+” from “C”.
